Maison Melu, a village atmosphere in the city

The new mixed-use building by Félix Giorgetti, in collaboration with Compagnie Financière La Luxembourgeoise, continues to take shape at 49-51 avenue de la Gare. The project is designed to accommodate shops, offices and an apartment hotel, with an urban concept never seen before in Luxembourg.

In the heart of the Gare district, Félix Giorgetti has been mobilizing all its expertise for over three years to build a new mixed-use project. It's a delicate and complex job, since the site is located in a restricted urban environment, requiring perfect organization.

Meticulous logistics

The adventure began in 2021 with the demolition of the old buildings - preserving 198 m2 of historic facade - followed by an intense phase of 25,000 m3 of earthworks. Since then, the schedule has been meticulous: structural work began in September 2023 and will be completed next March. As for the finishing work, the installation of exterior joinery, waterproofing and special techniques is already underway, and finishing work is also well advanced at this stage of the project.

This will be followed by the exterior fittings, with delivery of the project scheduled for June 2026. At the same time, the historic facade will be restored in collaboration with the Sites et Monuments Nationaux.

“Due to the lack of space, each stage has to be anticipated. That's why the construction and housing departments work in perfect synergy to optimize schedules. We meet every week to take stock of the situation,” emphasize site supervisors Aurélien Adam and Guillaume Menet.

A unique concept in Luxembourg

Covering a total surface area of 8,900 m2, the project will feature an original concept.

“Together with architects Concrete Amsterdam, we wanted to create a space where every visitor would feel at home, while being immersed in a contemporary, soothing atmosphere,” confides project developer Félix Giorgetti.

From the moment you step onto the porch, the tone is set: cobblestone pathways and a red-brick facade, green decor and a subtle blend of industrial modernity and warm touches invite you to feel good and get away from it all.

An accommodation solution in the city center

While the building on Avenue de la Gare will include offices and a convenience store, the bulk of the complex will be dedicated to accommodation. These apartments, ranging from 21 to 45 m2, will be equipped with kitchenettes, and each will have its own outdoor space. A housekeeping service will be provided, as well as common areas such as a shared kitchen and a fitness room. A reception area with a coffee corner invites residents to spend a convivial moment together. 

The premises will be operated by our new business arm Gio Hospitality, Félix Giorgetti's new division dedicated to hotels and restaurants. “We are proud to launch this project, which will open its doors during 2026, just a few months after the opening of GRIDX and its 133-room hotel.”
