Law firm Arendt & Medernach mandated Felix Giorgetti to assist them in the creation of their new headquarters in the business district of Luxembourg – Kirchberg.

A turnkey project

For Arendt, Felix Giorgetti handled a complete project development, investment consulting and construction mission for a turnkey project.

A long-standing relationship

Before moving into its current headquarters, business law firm Arendt & Medernach had already called on Félix Giorgetti on several occasions to find office space as its staff numbers grew. From the Boulevard Royal, to the development of a villa in the rue de Prague, and then to another building in Kirchberg, Félix Giorgetti had already proven to be a reliable and trustworthy partner for the business law firm.

The challenge

Arendt wanted to invest in a new project in Kirchberg. The plot of land belonged to the Fund for the Urbanisation and Development of the Kirchberg Plateau and its acquisition was put out to tender. Applicants had to submit a complete project, presenting a substantive business and architectural proposal that fitted perfectly into its economic, social and environmental environment. As a company specialised not only in construction but also in real estate development, Félix Giorgetti was able to provide valuable backing in the implementation of this project. And this thanks to its local roots, its thorough knowledge of the market and its experience.

Total support

This project represented a major investment for Arendt's partners, who needed reassurance about its feasibility and financial sustainability. Félix Giorgetti acted as a complete investment consultant, assisting them in all financial, legal and technical studies (possibilities offered by the land and optimisation of the spaces with our client's architects).

The application was finally accepted by the Kirchberg Fund and the deed of sale for the land was signed in July 2012.

A turnkey service

Following the success of this first step, Arendt entrusted us with the implementation of the work and coordination of the project. This turnkey service started with the development of the project, the in-house creation of the execution plans, the permit requests, the earthworks, the structural work and the completion. The interior fittings were provided by Lonsdale - AKDV, assisted by TDO (a subsidiary of the Giorgetti group).

Throughout the process, Félix Giorgetti remained attentive to the expectations and needs of the managing partners of the law firm, which had set up a steering committee to facilitate decision-making. An excellent relationship of trust that allowed for optimal management of the project.

Only three years after the signing of the deed of sale, the firm's 450 employees were able to move into their new premises. A building of 18,000 m² above ground, which is part of the large buildings that make up the avenue J. F. Kennedy, one of the main arteries of Kirchberg.

Technical features

The building of 34,000m² gross consists of 4 underground and 6 above ground levels.

In the basement there are parking spaces, utility rooms, library, janitor's office, archives, wet areas, a fitness room and a training room.

Ground-floor level: reception, art gallery, lounge, restaurant and kitchen, auditorium, boardroom, bank, brasserie

Level +1: meeting rooms, VIP kitchen, offices
